The brief was to create an open plan kitchen dining lounge across the rear of this terraced property by removing walls and infilling the space between the existing kitchen and boundary wall.

Future 3 were appointed by the client soon after she had purchased the property with the intention of refurbishing and extending the house before she moved in. This was the clients first construction project and she was understandably nervous about dealing with contractors. Future 3 can appreciate how clients can feel vulnerable when they undertake construction projects, so we take time to explain all stages of the construction process.

We coordinated with an engineer and met with the builder on site to run through any queries and resolve as many potential issues prior to work starting. This also helped with more accurate costs by avoiding uplifts due to unforeseen problems during the build. There was a significant amount of structural work but the client was clear she was only doing the project once and wanted to do it right from the outset.

Working in an empty property enabled the builders to progress quickly with the project and it was completed within the time frame.

This project is a prime example of how a small extension and internal reconfiguration can make a huge difference. Our client now has a large, useable space in her house that was ready for her to move in to.
