The clients were clear they wanted views from their kitchen and dining to their garden and create an indoor outdoor space but they had no idea how this would be achieved due to existing structure and drainage. They required a utility and WC accessed from the kitchen but struggled to visualise the layout and how they would achieve uninterrupted views of the garden.

After drawing up the existing plans, it was a process of trial and error to find a layout that worked and met the client’s requirements. We put forward the proposals, including 3D visuals to help the client visualise the extension and spaces and after a few minor tweaks we finalised the scheme. Due to the pandemic the planning process took longer than anticipated. With high demand for builders, the clients were eager to secure a slot to start asap and ****. With a week to go before work commenced on site, the planning approval came through. It was all hands on deck to produce the building regulation information and coordinate with the engineer to ensure the builder had everything he needed prior to starting work.

Due to the age of the property, the builder came across previous alterations that affected the proposed structure and needed to make additional changes before progressing with the rest of the build. This did add to the costs but thankfully the client had set aside a contingency in anticipation of any unknown complications.

The clients were keen for the extension to be as sympathetic to the existing property as possible and opted to use reclaimed bricks. The roof tiles were more difficult to source; therefore replica slate tiles were used.

The client had a keen eye for detail, aspiring for a high end finish which was 100% achieved!
